How do I sell my property?

If you are selling for the first time, or if it is a while since you last sold property the process can be confusing. At Riley Marshall we help you through every step of the way. Here are some of the most common questions we get asked, but feel free to call us to discuss your own situation.

1. What documents do you need from me to sell my property with Riley Marshall?

We ask for a proof of ownership, proof of ID and proof of residency, we will also ask you sign our Terms and Conditions. Finally you will be asked to check that your property particulars are correct before we put it on the market.

2. How much will it cost me to sell my property?

You will have 3 main costs when selling a property, these are :

Energy Performance Certificate or EPC – you need an EPC before you can place your property on the market. We can organise this for you – for more information click the button below, or book an EPC.

Legal fees – you pay a solicitor to deal with the conveyancing process, which is all the legal paperwork you need to sell your house. Find out more about conveyancing and costs by clicking on the button.

Estate Agent’s Fees, also called Commission – Commission fees charged as a percentage of the sale price, and are payable once your estate agent sells your property and contracts are signed and is usually deducted by the solicitor from the money paid by the buyer. 3. Do I have to pay Stamp Duty and Capital Gains Tax?

The buyer is responsible for paying stamp duty. If you are selling your main home you do not usually liable to pay Capital Gains Tax, if the property is not your main home you may need to pay Capital Gains Tax. For more information visit the Government’s Website

4. Can you help me find a new property to buy when I sell this one?

5. Why should I use an Estate Agent?

As Estate Agents we have valuable current knowledge of the property market in our area and access to great marketing tools. This allows us to give you the best advice on the market price for your property, and quickly find you a buyer. We can also conduct viewings at times you may not be able to, and of course we handle the negotiating for you. Once a buyer is found we also deal with chasing up the legal process to ensure the sale runs smoothly.

6. How will you market my property?

We use our website, social media, direct marketing and all the main property portals including Rightmove, Zoopla and Primelocation to ensure that your property has the greatest possible exposure. We also have a database of applicants ready to look at your property as soon as it is on the market.

7. Do I have to accept an offer?

No, we are obliged to put forward to you any offer that is made, but you are in charge of whether to accept an offer or not. Whenever we discuss offers with you we will have further information from the purchaser about their own financial position, and proposed moving dates, so you can make an informed decision.

8. How do I make sure my property stands out from the crowd?

9. When do I have to move out?

You move out once the sale is completed. The date will have been agreed between you and your buyer via your solicitor. The sale completes once the money is transferred, and your solicitor will confirm when this has happened.

10. I want to sell my rental property is this a problem?

We have great contacts with professional landlords so we may find a buyer who will be pleased to buy it with tenants in-situ. If you want us to give your tenants notice and oversee the move out process we can discuss our services and fees for doing this. Speak to our lettings team on 020 394 1160.
