Our personal touch means that tenants never feel irrelevant because we provide a neutral point of contact. If you're the landlord of only one or two properties then the responsibilities can play havoc with your day job, and that's where problems arise. If you're a professional landlord then you'll already know just how great the responsibility can be, and will be glad to have a trustworthy and dedicated managing agent to take care of day to day matters.
Our service
This service takes the hassle and strain out of renting. Our service, tailored to your needs, allows landlords to reduce the day to day responsibility of renting, and save their energies for other matters.
Our service involves rent collection, placing the security deposit in a registered Tenant Deposit Scheme, and taking care of any reimbursement claims that may arise at the end of a tenancy.
You needn’t worry about tenant enquiries as we have a 24-hour emergency helpline, and arrange all routine and emergency repairs. Our established resource of trustworthy trades specialists deliver only the best work. For repairs over £100 we will always consult the landlord, and provide a minimum of two quotes for work required. Full refurbishments are also available.
No more tracking yearly services either, as Riley Marshall takes responsibility for all service certification, such as gas and electricity, at the outset and at appropriate renewal points. Supporting the landlord doesn't mean we neglect our tenants' needs however. We ensure a smooth transition into a new tenancy, advising tenants on procedures for arranging utilities, council tax and the like.
The property will be inspected twice during any twelve-month tenancy, and written reports provided to keep you informed.
Riley Marshall also negotiates new rents, administrates tenancy renewals and draws up new contracts. Of course we're always on hand to answer a landlord's queries; offering advice based on a wealth of experience in property management. We give peace of mind, and that means happy tenants and happy property owners.
